Try Cultural Tourism in Tanzania

Cultural tourism must be organized and it should be done slowly over a day or maybe two. It cannot be done in a morning or squeezed into a couple of hours one afternoon before you race off to the Serengeti or to any tourist attractions.

So, should you as a tourist just not bother with the Cultural addition to the safari? I would say an emphatic yes, just don’t bother; it is not worth the effort! Your cultural visit must not be rushed or over organized and created for the tourist.

However, if you come all the way to East Africa, you need to see more than the animals. Tanzania is about so much more. Tanzania cannot be rushed.

You would be better served visiting the local zoo; it would be a lot cheaper too. If you don’t have time to spend living in a village; or maybe you fear your constitution is not quite up to eating fried chicken feet and boiled grass; or you just don’t have the time;
It would be worthwhiIe you go for a short expeditionary sojourn around the village or town.
Take a local person with you, the hotel or lodge or tour operator will provide someone.
Explain you want to see village life and not the tourist attractions.

Even better would be to take a day or more to walk in a remote village accompanied by your guide.
Take it slowly and stop to talk with the local community. Some of the locals may know a little English and they will want to try it out and practice with you.

Your meals and overnight can be spent with a local family.

The cultural safari adds another dimension to your visit. You will now be on your way to becoming to know Tanzania just a little. Africa is a wonderful place and Tanzania is a most peaceful destination. Many agents claim that various countries and peoples are warm and welcoming; however this is true of Tanzania.

So… welcome to Tanzania and above all relax and enjoy this vast and special land.

Home Buying Versus Renting - Tips to Help You Decide

Home Buying Vs Renting
Shall I buy a home or is it just okay to go for a rented home? A pricking question indeed. We all feel at sea when it comes to deciding between home buying and renting. To help you make that difficult decision, here are some useful tips and facts.

Advantage of Renting
• Renting a home is more convenient than home buying. You can leave your home if you don’t like it and can always find a new home for rent at a new location.
• You don’t have to worry about the maintenance of the home if it is a rented one. A leaking pipe would be the owner’s responsibility and not yours.
• Only rent is the cost and usually no extra expenses
• Moving is easier.

On the outset renting a home may seem like a convenient option with a lot of flexibility. But it too has its own drawbacks.

Advantages of Home Buying
Imagine you are in a rented home and paying rent for years and years. Finally you own nothing. In effect you would have paid a considerable price for just to live in a space that will never be yours in any way. But when you go for home buying, you pay for a property and at the end you become the proud owner of an asset. This is a major advantage of home buying.

When you are in a rented home, as you pay a fixed amount as monthly rent you, that is an expenditure. But when you go for home buying, each time you pay the mortgage you you are moving closer to owning your home. As you go on paying your mortgage, your equity in the home goes on increasing and this increases your chance to sell the house or borrow money using it.

Cost of Home Buying
When you decide to buy a home, estimation of the associated cost is very important. Down payment and mortgage are the two important costs associated with home buying. Yes, there are other costs as well like private mortgage insurance which comes in to picture when your down payment is less than 20% of the home price, home owner’s insurance, property taxes and maintenance. These extra costs may amount to around a 40% in your monthly payment. An exact estimation of the expected monthly payment helps you to save from troubles later on.

But your home buying costs have an additional advantage. Your mortgage interest payments and a few property taxes are tax deductible. Could there be a better reason to go for home buying? You are making an investment and for that you get concession from federal Government!

Home buying is an intelligent decision when you consider long term cost benefits whereas renting a home is a convenient option offering short term facility flexibility.

When you look ahead, home buying is a wise decision indeed.

First Step, Real Estate Agent

Real Estate Agent-The First Step
The first step of your home buying process is choosing a real estate agent. Choosing a good real estate agent is as important is choosing a good home to buy. If you can get a good real estate agent your home buying process would be lot easier and smoother.

But, getting a good real estate agent is not that easy. However the following tips and facts will help decide on a real estate agent.

Real Estate Agent is Important
One common mistake that most of the home buyers make is not to realize the importance of a real estate agent. They rush through the real estate selection process and settle for any real estate agent they stumble upon. But the role of real estate agent in a real estate transaction is very important and any home buyer should give this fact its due importance and take the efforts to ensure that they go for a good real estate agent.

Interview before Selecting
It is good to interview several real estate agents before selecting the right one. Real estate agents differ in their experience level and the extent of training. Each real estate agent has his own personality and style of functioning.

You may come across a real estate agent in many different ways. He/she may be the one who conducted the open house that you attended. Or you may have cold-called a real estate agent. Or your friends or family have referenced you a real estate agent. Whatever may be the case, it is essential that you interview them before selecting the right real estate agent. Check for experience, training, references and reputation before finalizing a real estate agent.

Do you know anyone who has already purchased a home? The best way is to get references and advice from him for a real estate agent. From a home buyer who has already bought a home you can get a lot of useful information about a real estate agent that will help you to get a good real estate agent. The questions you need to ask are:
• Is the real estate agent good in handling the real estate transaction process?
• What are the qualities of the agent that the buyer liked?
• Does the agent listen to buyer’s needs?
• What fees will charge and what extra services does he offer?
Based on the answers you get for these questions you can decide on a real estate agent.

Once you get the contact information of real estate agents you can start interviewing them. When interviewing, try to get as much information as possible regarding their services and their specialties. Tell the agent about what you want in your home. Ask the real estate agent how he/she can help you. Make sure that the real estate agent has experience in handling a home type that you intend to buy. Inquire the success rate of the real estate agent as well before making the final decision.

Once you decide a real estate agent, come to agreement with him/her to service you exclusively. Otherwise your real estate agent may serve as the seller’s agent as well which is not so desirable from a home buyer’s view point. Further reading available on this site
